Facilities Management

An important aspect of production management and control is the management of facilities. Facilities management typically involves the following:

Buildings and site maintenance

Make sure that the buildings are appropriate for the type of production carried out by the organisation, as well as the site including road and other transport links, perimeter fencing, security etc.

Management of machinery

making sure that the organisation has the right types of machines in the right quantities so that the company is able to meet production targets. Organising the replacement of machines in line with changes in technology and depreciation of machines. Regular maintenance checks will need to be carried out. Some organisations build in a regular schedule for maintaining machinery, vehicles etc. For example, this might involve stripping down and servicing machines after a set number of machine hours are completed or at regular time intervals. This is a very important task. For example, in recent years we have witnessed a number of tragedies e.g. on the railways when insufficient maintenance work has been carried out by contractors. In a manufacturing plant, the layout and organisation of machinery is very important. It is essential that bottlenecks do not occur in production processes so it is open to considering the links between different machines in a production line.

Management of other facilities

Such as catering arrangements, toilet and washroom facilities etc. Although these facilities come at a cost to the organisation they are particularly important in helping to generate revenues for the company by creating a well motivated and hard working workforce.

Facilities management is very important whatever type of organisation is considered, eg:

– the management of the pool and sports halls in a leisure centre, including changing pool water, making sure that electricity and lighting are regularly maintained etc.

– the machinery and equipment in a manufacturing plant.

– the maintenance of the pitch, and stadium for a sports club – including regular checks on floodlights, healthy and safety equipment etc.

Depreciation is the process of writing off a fixed asset over its working life.
